Showing Tips for Sellers

You get a call and someone wants to see your house in 20 minutes, ack! OK, we can do this, here are some tips to get the house ready lickety-split.

1. Make a plan ahead of time where to go during the showings.

2. Leave a box, bag, or basket in each room to do a quick de-clutter for those last minute showings. Just load it up and stow away.

3. Open all the window coverings and turn on the lights to allow maximum light, don’t forget the porch lights if the showing is in the evening.

4. Grind some citrus rinds in the garbage disposal and if you have time bake a batch of cookies.

5. Place fresh towels in the bathroom(s), close toilet lids, and make the beds.

6. Store valuables and prescriptions in a safe place.

Thanks for sharing Tonia’s report and tips. This is great info.  I have been looking at homes in the area with Tonia, she is very thorough in her research and gives you all the facts as best she can.  I hope those selling their homes take note of her tips.  Some of the homes I looked at were too personal of a space, it’s hard to look past the “stuff” and see the bones of a house. Rent a storage locker, get the “stuff” out of the way and make it very very clean.. that means pet smells eliminated too.  I highly recommend having Tonia help you sell your home… she is someone who makes the extra effort needed in today’s buyers market.

Tonia, what’s the housing markey look like these days as far as sale pricing holding or are prices beginning to fall?

Why thank you, Ann, I’m sending you your check straight away. <bg> Really, thank you for the compliments, it feels good to hear good feedback.
Patrick,
It’s a little of both actually and also varies by area. Some folks are able to hold tight, they aren’t in a position where they have to sell right away, and others that do need to sell are reducing prices. Last year, I’d see 1 or 2 price reductions a week and now it’s several times a week.

I read last week the national average of price reduction is at about 14% with several cities including Las Vegas at about 25%.

How does that play locally?

Have any idea?

Patrick, how are orders for plans holding up?

I’m O.K. on active local/regional projects.

Plan Package sets are down to 4 a day from 9.

And yes the market on new construction is starting to hiccup a bit with remodel/renovation strengthening.

Patrick, your activity is a good indicator of the shift we are seeing from new construction to existing home sales.  For awhile it was clearly a better deal to build.  We’re definitely seeing more remodel/restoration than new at this point.  Tonia- good advice for last minute showings!

Patrick, Four a day? Thats still not too bad. would you say most orders come via the internet, other advertisement, word of mouth, repeat customers or what?

Yes

Ok, how can I find your website?

Knock it off Pierce.

This is a civil exchange and don’t taint this woman’s sincere effort to inform us with your persistent crap.

You got businees you want to do with me, set up an appointment and I will be happy to meet with you.

On Jun 5, 7:25 AM, Pierce wrote:

Sheesh Patrick I just asked for the address of your website that you use to sell house plans. What’s uncivil about that? Most folks would consider that a favor. What gives?

On Jun 5, 7:29 AM, Patrick McGee wrote:

I’m not here to promote my business.

On Jun 5, 9:09 AM, Pierce wrote:

Well I guess no one can accuse you of being a shameless self promoter. I don’t mean to badger you, just noticed you closed down your old house plans site on pacifier a few months back and can’t seem to find a new one.

On Jun 5, 9:46 AM, Patrick McGee wrote:

It’s not closed down, it’s just at a new address.
Email if you wish and I’ll be happy to give it to you.

Patrick,
The percent for Clatsop county currently is 9.66 percent decrease in active listings with price changes. June 2006 it was 8.14% decrease (the low of the last two years), 11.88% was the height in October 2007. It will be interesting to continue to watch these figures.

Still, very impressive compared to current national stats.

This state still amazes me as to how we skirt the national downturns in construction and housing.

I think this time, though, it’s catching up with us.

Thanks for your research.
